Even casual real estate market observers are familiar with the "2003 Problem" when numerous large office buildings added a record supply of office space onto the Tokyo market. The oversupply continued into 2004 and tenants benefited by securing lower rents and/or better offices. Market conditions are more stable in 2005 with more limited new supply and lower vacancy rates. 

Mr. Fink returned to address the membership on 2001-2007 commercial real estate market trends and provided appropriate strategies for foreign financial institutions based on current and emerging market movements.
